If your home is older than eight years, take a look at each trim board for signs of rot.  Unfortunately, during the building-boom, many homes were not properly insulated at the corners and edges of windows, doors, and trim.  Further, most boards were not primed at the ends — where water is most naturally prone to enter!  Further, inferior materials were mixed with quality materials.

When is it time to paint?   Take a good look at your home.  I suggest a free consultation with a professional who is skilled at painting/staining, power-washing, and board replacements.   If you focus only on painting, you may mask problems that will grow over time.  And calling a non-painting carpenter may result in unprimed ends of boards which will lead to future rot.  Here is a checklist for a quick home examination:

Power-Washing removes mildew and grime from a home’s surface.  Especially check:

  • North side near bushes or plants (look for small spots the size of this ‘o’)
  • Gutters (look for dark horizontal smudges)
  • Green spots on siding or trim normally indicate wood rot or deterioration

Wood replacement is necessary because rot spreads aggressively.  Check:

  • The corners of the wood (called a brick mold) around each window or door
  • The corners of fascia and vertical trim that is discolored or peeling
  • Decorative trim on bay windows, porch areas, and door sidelights

Cedar should be stained when the knots are peeling or discolored.  However:

  • Stain when long-term mildew has been present
  • Examine brown or gray-colored homes carefully for bad knots and mildew
  • Immediately stain if the boards are ‘cupping’ or if caulk is severely cracked

Contractors may also address these important issues:

  • Gutters must be power-washed inside to remove mildew every three years
  • Varnishing your south-facing doors annually
  • Power-washing and sealing of decks, driveways, and patios
